New Pool Construction in Montauk, NY

A new gunite pool in Montauk runs about $90,000–140,000 for a standard build and past $140,000 for a 20×40 with a spa (2026 Long Island builder figures; custom builds $100,000–400,000+), with vinyl at $40,000–70,000 and fiberglass $45,000–85,000. Plan 12–16 weeks from permit to swim and book 4–6 months ahead. We put Montauk homeowners in touch with one licensed, insured pool builder who builds in the town every year and knows its setbacks, barrier code and water table.

New pools in Montauk: what's different here

1950s–60s ranches, fishing cottages and motel-era buildings in the hamlet, many with aging vinyl or small gunite pools, plus bluff-top and hilltop houses toward the Point and around Lake Montauk with newer pools in the wind.

In Montauk the site sets the rules: dune and wetland setbacks that can reach the pool, sand that drains fast on top and holds water below, wind that argues for an automatic cover, and salt spray that argues for cupro-nickel and stainless from day one. The permit is a natural-resources conversation before it is a building permit, and the Trustees may have a say near the ponds.

Montauk has open water on three sides and the most sustained salt exposure of any Hamptons town: pool equipment pads corrode fastest here, heaters want cupro-nickel exchangers, and covers, gates and hardware want stainless. Tidal wetlands around Lake Montauk, Fort Pond and the bays carry a 300-foot state review zone, on top of the Town’s 150-foot no-structure rule for pools, and the Town doubles side and rear setbacks for pools and equipment.

Permits in Montauk run through the Town of East Hampton Building Department; the pool specialist we put you in touch with handles the filing where one is required.

New pools questions

Gunite, vinyl or fiberglass: which pool for a Hamptons house?

Gunite is what the South Fork builds: any shape, a spa in the same shell, a 30–50+ year structure, and a finish that needs redoing every decade or two (plaster about 10 years, pebble 20+). On Long Island a standard gunite pool runs $90,000–140,000 and a custom one $100,000–400,000+. Vinyl is the budget route at $40,000–70,000, with a liner every 8–10 years at $5,000–7,500 and a 15–20+ year structure. Fiberglass is a factory shell at $45,000–85,000, a 20–30 year shell, the fastest install and the fewest shapes, and it needs a crane, which matters on a village lot. The vinyl and fiberglass Long Island figures come from a single source; treat them as a starting point.

Do I need a fence around my Hamptons pool, and an alarm?

Yes to both, with one exception. New York requires a barrier at least 48 inches high around any residential pool, with no openings over 4 inches and gates that close and latch on their own, and since December 14, 2006 every pool built or substantially modified must have an approved pool alarm; where a house wall forms part of the barrier, the doors need alarms too. The exception: a pool with an automatic safety cover does not need the alarm. Villages add rules: Southampton Village allows pools only in rear or side yards behind a 4-foot fence with gaps under 4 inches; the Town and Village of East Hampton double the setbacks for pools and pool equipment; Sag Harbor reviews any fence visible from the street in the historic district. Every pool circuit needs GFCI protection and bonded metal parts, by a licensed electrician.

How does Georgica Pool Co. work, and what does it cost me?

It costs homeowners nothing. You tell us about the pool once, roughly sixty seconds: where it is, what kind it is if you know, what it needs, and when. We put you in touch with one licensed, insured pool company that works your town and does that kind of work, service company or builder as the job requires, and they call you within one business day to look at it and quote it directly. We are a Hamptons-only referral service, not a pool company, and we are named for the pond, not connected to any business or property that shares the name: one company, and nobody else gets your number. Participating companies pay us a referral fee.
