New Pool Construction in Sag Harbor, NY

A new gunite pool in Sag Harbor runs about $90,000–140,000 for a standard build and past $140,000 for a 20×40 with a spa (2026 Long Island builder figures; custom builds $100,000–400,000+), with vinyl at $40,000–70,000 and fiberglass $45,000–85,000. Plan 12–16 weeks from permit to swim and book 4–6 months ahead. We put Sag Harbor homeowners in touch with one licensed, insured pool builder who builds in the town every year and knows its setbacks, barrier code and water table.

New pools in Sag Harbor: what's different here

Dense, steep village lots with 18th- and 19th-century houses and small pools squeezed into rear yards above a high water table, plus newer houses with larger pools on the moraine out toward Noyac and the bay.

In Sag Harbor the pool is built on a tight lot above a high water table under a historic-district review board: Sag Harbor Village requires a test hole proving the pool sits above seasonal high groundwater, cartridge filtration, and a noise-screened equipment enclosure, and a small lot often means a variance for the rear-yard setback. A builder who has done it here knows the sequence.

In the historic parts of Sag Harbor, the fence, terrace and pool house that come with a pool may need review before the permit issues; the builder should raise it first.

The village historic district covers most of the old village; a pool fence, terrace or equipment enclosure visible from a street or neighbor needs a Certificate of Appropriateness before the building permit. Village construction hours are Monday–Friday 8am–7pm and Saturday 9am–5pm, with Sundays and holidays prohibited.

Permits in Sag Harbor run through the Village of Sag Harbor Building Department; Chapter 244 of the village code governs pools (15-foot setback, test hole above the seasonal high groundwater table, cartridge filtration, noise-screened equipment), and in the historic district a Certificate of Appropriateness comes first for visible exterior changes; the pool specialist we put you in touch with handles the filing where one is required.

FAQ

New pools questions

Gunite, vinyl or fiberglass: which pool for a Hamptons house?

Gunite is what the South Fork builds: any shape, a spa in the same shell, a 30–50+ year structure, and a finish that needs redoing every decade or two (plaster about 10 years, pebble 20+). On Long Island a standard gunite pool runs $90,000–140,000 and a custom one $100,000–400,000+. Vinyl is the budget route at $40,000–70,000, with a liner every 8–10 years at $5,000–7,500 and a 15–20+ year structure. Fiberglass is a factory shell at $45,000–85,000, a 20–30 year shell, the fastest install and the fewest shapes, and it needs a crane, which matters on a village lot. The vinyl and fiberglass Long Island figures come from a single source; treat them as a starting point.

Do I need a fence around my Hamptons pool, and an alarm?

Yes to both, with one exception. New York requires a barrier at least 48 inches high around any residential pool, with no openings over 4 inches and gates that close and latch on their own, and since December 14, 2006 every pool built or substantially modified must have an approved pool alarm; where a house wall forms part of the barrier, the doors need alarms too. The exception: a pool with an automatic safety cover does not need the alarm. Villages add rules: Southampton Village allows pools only in rear or side yards behind a 4-foot fence with gaps under 4 inches; the Town and Village of East Hampton double the setbacks for pools and pool equipment; Sag Harbor reviews any fence visible from the street in the historic district. Every pool circuit needs GFCI protection and bonded metal parts, by a licensed electrician.

How does Georgica Pool Co. work, and what does it cost me?

It costs homeowners nothing. You tell us about the pool once, roughly sixty seconds: where it is, what kind it is if you know, what it needs, and when. We put you in touch with one licensed, insured pool company that works your town and does that kind of work, service company or builder as the job requires, and they call you within one business day to look at it and quote it directly. We are a Hamptons-only referral service, not a pool company, and we are named for the pond, not connected to any business or property that shares the name: one company, and nobody else gets your number. Participating companies pay us a referral fee.
