New Pool Construction in Southampton, NY

A new gunite pool in Southampton runs about $90,000–140,000 for a standard build and past $140,000 for a 20×40 with a spa (2026 Long Island builder figures; custom builds $100,000–400,000+), with vinyl at $40,000–70,000 and fiberglass $45,000–85,000. Plan 12–16 weeks from permit to swim and book 4–6 months ahead. We put Southampton homeowners in touch with one licensed, insured pool builder who builds in the town every year and knows its setbacks, barrier code and water table.

A new pool in Southampton is a six-figure project with a permit clock, a water table and a village code attached. We put Southampton homeowners in touch with one licensed, insured pool builder who builds in the town every year, and we publish the 2026 Long Island ranges so the first number you hear makes sense.

New pools in Southampton: what's different here

Gilded-age estates on the ocean lanes with large gunite pools, spas and pool houses, village Colonials and Capes north of the highway with modest pools in small rear yards, and bay-side houses in North Sea on the moraine.

Southampton has open ground near the water and moraine inland, and the build changes with it: wetland and Trustee review near the ponds, boulder excavation and drainage on the till, and everywhere the doubled setbacks and the drywell. The 20×40-with-spa number runs past $140,000 here before the pool house.

In the historic parts of Southampton, the fence, terrace and pool house that come with a pool may need review before the permit issues; the builder should raise it first.

The Town of Southampton keeps pool equipment at least 10 feet from every property line (8 feet in R-10 districts) with screening, keeps structures including pools 150 feet from wetlands, and requires a drywell for pool backwash; lot coverage is capped, with up to 2% over at the Chief Building Inspector’s discretion. Village construction hours are Monday–Friday 8am–6pm and Saturday 9am–5pm with no Sunday work (a proposal to bar Saturdays was under discussion in July 2026), which decides when an in-season renovation can happen.

Permits in Southampton run through the Village of Southampton Building Department inside the village; Town of Southampton Building Division for North Sea, Shinnecock Hills, Tuckahoe and the rest of the town; the pool specialist we put you in touch with handles the filing where one is required.

FAQ

New pools questions

Gunite, vinyl or fiberglass: which pool for a Hamptons house?

Gunite is what the South Fork builds: any shape, a spa in the same shell, a 30–50+ year structure, and a finish that needs redoing every decade or two (plaster about 10 years, pebble 20+). On Long Island a standard gunite pool runs $90,000–140,000 and a custom one $100,000–400,000+. Vinyl is the budget route at $40,000–70,000, with a liner every 8–10 years at $5,000–7,500 and a 15–20+ year structure. Fiberglass is a factory shell at $45,000–85,000, a 20–30 year shell, the fastest install and the fewest shapes, and it needs a crane, which matters on a village lot. The vinyl and fiberglass Long Island figures come from a single source; treat them as a starting point.

Do I need a fence around my Hamptons pool, and an alarm?

Yes to both, with one exception. New York requires a barrier at least 48 inches high around any residential pool, with no openings over 4 inches and gates that close and latch on their own, and since December 14, 2006 every pool built or substantially modified must have an approved pool alarm; where a house wall forms part of the barrier, the doors need alarms too. The exception: a pool with an automatic safety cover does not need the alarm. Villages add rules: Southampton Village allows pools only in rear or side yards behind a 4-foot fence with gaps under 4 inches; the Town and Village of East Hampton double the setbacks for pools and pool equipment; Sag Harbor reviews any fence visible from the street in the historic district. Every pool circuit needs GFCI protection and bonded metal parts, by a licensed electrician.

How does Georgica Pool Co. work, and what does it cost me?

It costs homeowners nothing. You tell us about the pool once, roughly sixty seconds: where it is, what kind it is if you know, what it needs, and when. We put you in touch with one licensed, insured pool company that works your town and does that kind of work, service company or builder as the job requires, and they call you within one business day to look at it and quote it directly. We are a Hamptons-only referral service, not a pool company, and we are named for the pond, not connected to any business or property that shares the name: one company, and nobody else gets your number. Participating companies pay us a referral fee.
